Property Joint Ventures with CRGBD
Joint ventures involve two or more parties working on a collaborative project in property creating a Joint Venture deal maximising and adding significant value to the asset providing each party with a return on investment in relation to the terms of the original agreement. The percentages and procedures are all agreed upon at the outset and set out in a legal contract by a conveyancing solicitor.
JV Programme – How It Works
CRGBD have an investment development programme for joint venture partners in order to develop the land or property on their behalf to maximise the value of the asset. We then source finance and project manage the development from start to completion.
We use a simple transparent approach. The Development is marketed on the open market through traditional estate / letting agents to maximise exposure. Once the Development is sold/let we remove all costs and then split the sale proceeds / monthly rent. The percentages and procedures are all agreed upon at the outset and set out in a legal contract by a conveyancing solicitor.
EXISTING LANDLORDS JOINT VENTURE OPPORTUNITIES
We have various joint venture schemes for Landlords that we currently offer:
Residential Lease:
Also known as rent to rent. CRGBD will pay the landlord the existing rent for a contracted number of years and take over the management of the property including all bills and maintenance. This strategy works particularly well through Airbnb properties.
Lease Option Agreement:
CRGBD will arrange and organise a lease option agreement contract for a relevant property with the existing vendor.
Joint Venture Projects:
CRGBD also offer landlords they work with joint venture schemes on various residential projects.
